CERTIFICATES
EPC
// ENERGY PERFORMANCE CERTIFICATE
An EPC is a measure of the theoretical energy performance capability of a building. The energy rating is expressed from A to G on a colour coded bar chart. The rating is based on the CO2 emissions of the building, factoring in the building’s construction fabric and heating, cooling and lighting services.

GAS SAFETY
// GAS SAFETY CERTIFICATE
This is a requirement of the Gas Safety (Installation and Use) Regulations 1998. But if an appliance, eg a cooker, is owned by the tenant, the landlord is not legally responsible for having it checked.

ELECTRICAL SAFETY
// GAS SAFETY CERTIFICATE
All electrical installations deteriorate with time and should be inspected and tested every 3 to 5 years for continued service. Such safety checks are commonly known as ‘electrical certificates’ or ‘domestic electrical installation condition report’.
On the 1st June 2020, the UK Government released guidance on the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
